Note: A City of Tega Cay Business License must be obtained and maintained during the entire operation of the home business.
If renting, a letter from the property owner must be provided acknowledging the Home Occupation
Please read each statement carefully and then electronically sign below to acknowledge that you agree to comply with all provisions of this form. Home occupations are authorized if they comply with the performance standards set for herein, per Article X, Section 19-166 of the Zoning Code (Ordinance 77)
The home occupation shall be clearly incidental to the principal residential use of the property and shall not change the essential residential character of the property. Only one such occupation shall be carried on per dwelling unit
There will be no accessory building, associated outdoor activities or outdoor storage of materials or equipment related to the home occupation on the premises.
Uses conducted entirely within the principal dwelling will not exceed 25% of the floor area unless otherwise authorized by special exception permit.
There shall be no entrance or exit way specifically provided in the dwelling or on the premises for the conduct of the home occupation.
The use shall create no disturbing or offensive noise, vibration, smoke, dust, odor, heat, glare, traffic hazard, unhealthy or unsightly conditions. In addition, any equipment or process shall not create audible or visual interference in any radio or television receivers on any adjacent properties.
Delivery and distribution of goods from commercial suppliers will be limited to between the hours of 8:00 A.M. and 5:00 P.M. Shipping deliveries and pick-ups (excluding U.S. mail) are limited to a maximum of two per day.
Customer hours are limited to the hours between 7:00 A.M. and 8:00 P.M.
Resident-owned passenger vehicles only shall be permitted in connection with the conduct of the home occupation.
The use shall not be visibly evident from outside the dwelling except for a sign, as provided by standards contained herein.
The applicant for a home occupation shall demonstrate that public facilities and utilities are adequate to safely accommodate any equipment used in conjunction with the home occupation and will be inspected and permitted, if required, by SCDHEC.
No traffic shall be generated by such home occupation in greater volume than would normally be expected in the neighborhood, and any need for parking generated by the conduct of such home occupation shall be met by the provisions or Article XII, Section 19-317 of the Zoning Code (Ordinance 77).
Such occupation shall be carried on by a resident, with no employed assitants or associates, expect for family members living on the premises.
Instruction in music, dance, art and similar activities shall be limited to two (2) students at a time.
Display of products shall not be visible from the street, and only articles made on the premises may be sold on the premises.
Equipment or delivery vehicles may not exceed four (4) tons.
For in-home daycare, the owner of the residence cannot provide daytime care for more the six (6) children whom are neither related by blood or marriage to, nor legal wards or foster children of, the resident home owner. Overnight care is prohibited.
Noise levels from the occupation, shall not exceed a level generated in a typical single-family home.
Storage of dangerous, combustible or volatile materials used in conjunction with the home occupation shall not be permitted in residential dwellings.
